Rainier Realty, Inc. specializes in office and

Rainier Realty will oversee all facets of the
operation of the property from hiring and firing
on-site employees to completion of financial
statements and property status reports, to
interfacing with the lender and the owner’s
representatives including accountants, insurance
agents and other professionals.

We
have procured and mastered a state of the art, web-based leasing and rents program for multi-family
properties. Rainier associates trained on location
in Texas and hold workshops with on-site personnel.
This program allows our regional and on-site
management teams 24/7 accessibility and interaction
regarding tenant and lease related issues. No
longer do we have to perform a costly daily backup,
the site is secure and its constraints are fully
customizable to the specific needs of each
property. It includes a comprehensive screening
program on a national basis, which is of special
interest to our Florida properties, as most of our
residents are relocating from another state. We
also subscribe to the Facilities program which
handles our work order process and capital improvements
by unit including serial numbers, etc. This allows
Rainier to protect the owner’s investment by
maintaining the property to the highest standard and
tracking the improvements and turnover cost per
unit, etc. We provide faster response time with
this Facilities program which is fully integrated
with the Screening and Leasing and Rents modules.
Make-readys, cost analysis and capital item reports
are constantly updated providing us with the most
up-to-date information to maintain efficient
occupancy of units.
As
your management company, one of Rainier’s objectives
is to enable you to meet your investment goals by
maximizing cash flow. Our proven track record shows
we can and will enhance the operating income of your
asset, thereby increasing its value. We believe in
a proven tenant retention program, evaluating
vendors bi-annually for value and service, and in
key employee retention through net income incentive
bonus programs and an open-door policy.
