Rainier Realty, Inc. specializes in office and multi-family property management.  We have developed a management product which provides owners with an all encompassing management program related to the property.  

Initially we will complete a review and critique of the property including the following: 

·        Budget and Financial analyses

·        Market Analysis

·        Physical Analysis

·        Employee Analysis 

.        Vendor/Expense Analysis

The findings of this initial review will be incorporated into our management plan and be utilized to maximize short-term and long-term income and asset value, increasing the owner’s return from the property.  Rainier Realty will oversee all facets of the operation of the property from hiring and firing on-site employees to completion of financial statements and property status reports, to interfacing with the lender and the owner’s representatives including accountants, insurance agents and other professionals.

 Rainier Realty, Inc. has extensive experience in the following disciplines: 

·  Construction management: overseeing major renovations and repairs

·  Conversion of individually metered utilities

·  Due diligence related to asset purchase and refinance 

We have procured and mastered a state of the art, web-based leasing and rents program for multi-family properties.  Rainier associates trained on location in Texas and hold workshops with on-site personnel.  This program allows our regional and on-site management teams 24/7 accessibility and interaction regarding tenant and lease related issues.  No longer do we have to perform a costly daily backup, the site is secure and its constraints are fully customizable to the specific needs of each property.   It includes a comprehensive screening program on a national basis, which is of special interest to our Florida properties, as most of our residents are relocating from another state.  We also subscribe to the Facilities program which handles our work order process and capital improvements by unit including serial numbers, etc.  This allows Rainier to protect the owner’s investment by maintaining the property to the highest standard and tracking the improvements and turnover cost per unit, etc.   We provide faster response time with this Facilities program which is fully integrated with the Screening and Leasing and Rents modules.  Make-readys, cost analysis and capital item reports are constantly updated providing us with the most up-to-date information to maintain efficient occupancy of units. 

As your management company, one of Rainier’s objectives is to enable you to meet your investment goals by maximizing cash flow.  Our proven track record shows we can and will enhance the operating income of your asset, thereby increasing its value.  We believe in a proven tenant retention program, evaluating vendors bi-annually for value and service, and in key employee retention through net income incentive bonus programs and an open-door policy.

Another primary objective is to keep the owner fully informed of the status of the property on an on-going basis.  As a result, Rainier prides itself on its response time when dealing with owners and their representatives.  Our monthly reports not only convey the financial status of your asset, but detail the status of all aspects of the property in a concise executive summary.
